MERRIGAN PHELAN ARCHITECTS
I want to engage an architect for my new project. How do I go about finding the right one? A good place to start is on The Royal Institute of Architects of Ireland's website. They have a directory of Registered Architects and Practices throughout the country. Referrals from friends, family and colleagues is also a valuable source as personal feedback is very important. We always recommend to any potential clients that come into meet us is that they should meet with a few architects ahead of making a final decision as practices will differ in what they offer as a service and spending a little time with the actual people will help in the decision-making process. It’s worth finding the right person for the job, as its likely to be a long process ( for example, a house can take 2 years from start to finish) so best to have someone who you won’t mind having lots of meetings with, lots of long phone conversations with and the occasional row! Why should you choose Merrigan Phelan Architects? Hopefully because we are the best fit for your project due to our previous work, our extensive experience in residential design, local government, civic and conservation projects. We are an RIAI registered Practice and as such, we aim to offer the best service we can. We believe we offer good value for money. How are your fees worked out? On a project by project basis. We assess the client and project requirements and price for the work that will be required to realise both the client’s vision and expectations (as best we can). Some services will be applicable to your project, others won’t be, and you will be able to choose what services we include in the proposal we put forward to you. Some projects are worked out on an hourly rate, others at a fixed price lump sum or as a percentage fee. Our pricing structure is completely transparent with no areas for hidden costs. What happens at the initial consultation? The initial consultation will let you present your project to us along with your requirements and aspirations for works. You will also get a feel for our practice and if we are the right people to take on your project. It’s an opportunity for us to show you some of our current and previous work that is relevant to your project. How much do you charge for the initial consultation? We generally carry out this initial consultation in or offices or via a Skype call and there is no charge for this. If a site visit is required, we will charge a small call out fee, agreed in advance, which is discounted of the overall fee if you decide to proceed with the project with us on board. What is involved in the design process? Following the initial consultation, we will develop a brief for the project based on your accommodation requirements, your aspirations for the project and other contextual factors. We will then begin work on developing the initial concept for the project which will form the basis of the design as it develops through the project. Will we need other professionals throughout our project? While every project is different there is a good chance that there will be other consultants involved in the project from engineers to mechanical and electrical consultants. We will advise you of the need for these additional services as and when they arise. What services do you offer? We offer a variety of services which are outlined in the studio section of this site. For all architectural projects we follow the Work Stages as recommended by the RIAI. How far would you travel? ‘Have Car Will Travel’ and the old saying goes. For the right project the location is not a problem.
